After considering multiple realtors that we personally knew in the area, we decided to go with Team Sangster. One of the reasons is that we wanted to go with a team that would have time to give us personal attention to sell our home. We listed our home when the market was beginning to slow (July 2022) and they did a thorough evaluation of the current market conditions and suggested that we don't price the property too high. We were able to move out of the house for a period of time while they brought in their team that would give buyers the impression of a spacious, bright home by decluttering and cleaning. Another focus was on the curb appeal of the home. They brought in their landscaper who made sure the landscaping was in tip-top shape. We received many compliments from our neighbors who inquired who did the work and would like to do the same to their home. Coco Home did a great job staging the home and making recommendations for preparing the house to maximize its appeal and sellability. We clearly made the right choice in Realtors. From start-to-finish, Carol, Heather, and Graham Sangster worked super hard throughout the entire process to prepare our home for sale while minimizing the impact on us. They organized a team of landscaping and house painting professionals to raise our home to "open house" standard. They brought in a talented photographer/videographer who captured the very best--the essence--of what our home had to offer. Inside and out. Even we were amazed with the beautiful images and flowing video that followed. And, along with all that, an architect-quality floor plan was created that rounded out the marketing collateral presented to each prospective buyer who visited. It was all a truly professional effort. And, in the end, the house sold in just days and above asking price. After an investment of nearly 25 years, my wife and I were very proud of what the more than 100 visitors saw upon walking into our home that first weekend. The Sangster Team are truly phenomenal. From start to finish, they are a full service team and I'm so happy we went with them. This was my first time working with them, but my husband's second time, which is why we reached out to them when we were ready to sell and buy something new. We spoke with the whole team at the start to figure out a plan and they hit the ground running immediately. What I found the most important factor though is finding a team that listened to our needs and stuck to our budget. Their communication throughout the whole process is thorough and timely, a must in the fast-paced market of the Bay Area. They helped us find the right home, and provided a detailed calendar for the purchase process. Graham is great at walking through all the legalese. When it came time to sell our house, they were right there with us, expertly guiding us. They know and recommend plenty of contractors and vendors to help with the pre-sale needs and post-purchase upgrades. The Sangster team is a great support system when you are looking for the right home in the valley for yourself. We have worked with them twice now, when buying our first home many years back and recently again when we changed our primary residence. Both times, we felt we had their undivided attention, no matter what our budget was, helping us understand neighborhoods and their tradeoffs and ultimately guiding and advising us through the sale process. We also used them as our selling agent, and it was great to see the detailed attention to our property while staging, their timeliness and pro-activity as well as diligence during the actual sale process. The sale process needed very minimal involvement from our side - which was a boon given our busy lives. As a result of their hard work, the property went pending within a week of hitting the market and closed in 2 weeks. The relationship does not end with the sale - they keep providing value by supplying great references for contractors for various work you may need while you are enjoying your property. I should also add that they come in as a team, where Carol offers her deep knowledge in both neighborhoods and aesthetics of the house, Graham offers meticulous understanding of paperwork and contracts and now Heather takes amazing care of production and staging on MLS and social media. All in all - we have been lucky to have the support of the Sangster team and look forward to continue working with them in whatever life brings us in future!
